Industrial Loft Project Reveal

Introducing our latest project: an office/warehouse turned industrial loft condo we designed for a long-time friend. The goal was to reimagine the space as hip living quarters, while making sure that every inch was utilized to its fullest capability. Were there challenges? Yes. The existing pipes, ducting, and electrical were non-mobile/non-negotiables and our designs had to fit snuggly within the framework we were given, so each time we heard “no, that can’t be moved” meant it was time to get creative. Follow along while I walk you through the project and the different ways we tackled each design dilemma. The results are yum yum!

The Kitchen

With all of the natural light pouring in, a deep olive green on the cabinets felt like a good grounding point. Dark Olive by Benjamin Moore paired with a white tile/quartz slab backsplash combo gave the space pizazz, but of course….we are not ones to overlook functionality just for the sake of cool. We needed to provide a lot of storage while strategically placing the dishwasher and oven so they could open at the same time without hitting each other. We also wanted to make good use of the corner without blocking the window, so we installed a coffee bar that has shallower shelves than a standard upper cabinet.

Counter Seating

Everyone wants to sit at the kitchen counter. In small space living, using the end of the island with an extended countertop overhang is a great way to fit in a couple of counter stools without sacrificing storage. We went with backless stools for a more streamlined look.

Living/Dining

In a great room situation, cohesiveness is key. We painted everything on the ceiling white to pull together the industrial elements and keep them as design features. The furniture selections were made with the kitchen cabinet color in mind and meant to function as a nice base layer. Our client has so many cool pieces of art and memorabilia, adding personality was not a problem and the awesome 70’s chair I’ve been hoarding finally found a home!

Bed, Baths, and Beyond

For the girls bathroom, I found a plaid patterned floor tile and kept the rest light and bright with a classic 3×6 subway tile. Horizon Gray by Benjamin Moore on the vanity paired with bone knobs keeps the fun time going and we even managed to squeeze in a pony wall for privacy, despite the lowered ceiling pipe trying to thwart our plans!

In the master bathroom, we went for a more masculine vibe with dark tile and a white oak vanity.

The master bedroom pendants were from the client’s stash and repurposed for nightstand lighting.

There you have it, a bare bones warehouse space, turned office, turned loft condo. It was a fun and surprisingly speedy project and hearing the client say “I love this space, the house feels great!” is icing on the cake.
